PMAY Scheme:- The Indian government has a scheme that provides houses to impoverished individuals residing in rural and urban areas based on their purchasing power. Government lists indicate that 305 cities and towns in nine states will see the construction of these homes. 2015 saw the introduction of the “Pradhan Mantri Awas Yojana,” or PMAY-Urban, as part of the “Housing for All” program. The government has divided this program into three stages:

  • April 2015 marked the beginning of the first phase, which ran through March 2017. More than a hundred cities have built homes under this.
  • April 2017 marked the beginning of the second phase, which will end in March 2019. The government’s goal in this regard is to construct homes in over 200 cities.
  • Scheduled to begin in April 2019 and conclude in March 2022 is the third stage. We will accomplish the remaining goals during this time.

All verticals, with the exception of CLSS, were required to finish the houses that had already received approval by March 31, 2022. On August 20, 2022, the Union Cabinet approved the extension of PMAY-U through December 31, 2024.

Qualities for PMAY Scheme

  • Permanent homes constructed under the Pradhan Mantri Awas Yojana will be larger than those constructed previously, measuring 25 square meters, or about 270 square feet. Previously, their measurements were 20 square metres, or about 215 square feet.
  • The Central Government and the State Government will split the costs associated with this programme.
  • The distribution of this share will be 60:40 in plain areas and 90:10 in the northeast and the three Himalayan states of Uttarakhand, Himachal Pradesh, and Jammu and Kashmir.
  • The Swachh Bharat Yojana and the Pradhan Mantri Awas Yojana are related initiatives. The Swachh Bharat Yojana will receive a separate allocation of Rs 12,000 for the construction of toilets.
  • In accordance with this scheme, the beneficiary may also apply for and receive a loan of Rs 70,000 from multiple financial institutions. Interest-free terms are required, and repayment of the loan must be done gradually.
  • Candidates in urban Chaitra will be able to obtain loans exceeding Rs 70,000 at extremely low interest rates. Loans will be available in the LIG, HIG, and MIG categories.
  • With the help of other programs, the recipients of this program will have access to full amenities like electricity, clean, smokeless cooking fuel, a place to dispose of liquid and social waste, and a toilet.
  • The Indira Awas Yojana was the previous name of the Pradhan Mantri Awas Yojana.

Plan of PMAY Scheme

Under the Pradhan Mantri Awas Yojana, the central government of India provides housing to all of its homeless citizens.   • Neither the applicant nor any member of his family owns a home or flat.
  • The applicant ought not to have benefited from any type of government exemption in order to buy the home.
  • The family either owns the house solely through males or under the name of a woman.
  • The family’s maximum annual income, which is split economically into four parts, should not be more than ₹ 18 lakh.
  • The Economically Weaker Section, or EWS, is defined as having an annual total income of less than ₹3 lakh.
    • LIG or Low Income Group – ₹3 lakh to ₹6 lakh annually,
    • MIG-I or Middle Income Group-1 – ₹6 lakh to ₹12 lakh annually,
    • MIG-II or Middle Income Group-2 – ₹12 lakh to ₹18 lakh per annum,
    • For repair or improvement of house only for EWS or LIG category.

How does Pradhan Mantri Awas Yojana (PM Awas Yojana 2023-24) work?

Let’s say your household income falls into the MIG-II category, which is between Rs 12 and 18 lakh. You are considering spending Rs 50 lakh on a home. You can use a loan to cover the remaining balance of Rs 40 lakh after making a minimum 20% down payment of Rs 10 lakh. On the other hand, MIG-2 category applicants are qualified for a 3% subsidy on loans up to Rs 12 lakh under PMAY 2022. The applicant will be taken to the application page after successfully submitting their Aadhaar number.
